Al Mouj Muscat – master developer of the capital's oceanfront community
Al Mouj Muscat SAOC is the master developer of the Integrated Tourism Complex of the same name: 6 km of coast next to Muscat International Airport, planned and built since 2006 by a public-private joint venture of OMRAN (the government's tourism developer), Majid Al Futtaim and Tanmia. The community is lived-in rather than promised: more than 19,000 residents of 94 nationalities in 8,000-plus homes, a 400-berth marina, the Greg Norman–designed Al Mouj Golf, seven hotels (four open), an international school, 90-plus shops and restaurants and 56 parks.
New homes are released district by district – Bellevue, Juman, the Azura Beach Residences in the Marsa District – and sold directly on construction-linked plans with instalments to the project escrow account. As an ITC, Al Mouj gives owners of any nationality freehold title and the right to an Omani residence visa for themselves and first-degree relatives.
A house on the sand — three floors, a private pool and the beach past the garden gate
The beach chalets are the low front row of Azura IV, standing between the apartment block and the community beach of Al Mouj Muscat. Each chalet is a three-storey attached house of 305 m². The ground floor holds a 7.4-metre living and dining room with a kitchen, a guest bathroom and a maid’s room with its own shower, and opens through sliding glass onto a courtyard, a 108 m² garden and a private pool of roughly six by two metres. Two bedrooms with balconies, a bathroom and storage take the first floor; the master suite with a sea-facing balcony and a fourth bedroom with its own bathroom sit on the second.
Residents also use the infinity pool, kids’ pool, gym and lounges of the building; the marina, Al Mouj Walk and the golf course are a short walk or drive away. Sold off-plan by the master developer with a 5% deposit, a further 5% after three months and the rest tied to construction progress; price and handover date on request.

The capital's oceanfront marina and golf community
Al Mouj Muscat is the largest Integrated Tourism Complex in the capital, developed by Al Mouj Muscat SAOC, a public-private joint venture of OMRAN, Majid Al Futtaim and Tanmia. It stretches along 6 km of coast next to Muscat International Airport and is already a working town: more than 19,000 residents of 94 nationalities live in over 8,000 homes around the 400-berth marina, the Greg Norman–designed 18-hole Al Mouj Golf, the Kempinski and the other hotels (seven in total, four already open), a community beach, 90-plus shops and restaurants on Al Mouj Walk, an international school and nursery, a mosque and 56 parks linked by 23 km of walking paths and a 4 km cycling trail. The newest releases sit in the Marsa District, the marina beach sector where the Azura Beach Residences stand.
Owners of any nationality hold freehold title in Al Mouj and can apply for an Omani residence visa for themselves and first-degree relatives. Muscat city centre, the airport and the Grand Mosque are 10–15 minutes away by car.

What is the price and the payment plan?

Yes. Al Mouj Muscat is an Integrated Tourism Complex (ITC), where citizens of any country can buy freehold property in their own name and apply for an Omani residence visa tied to the ownership.
