Hawana Salalah is a resort town built by Muriya on the Arabian Sea coast west of Salalah, in Dhofar. It runs along more than 7 km of white-sand beach and a network of lagoons and canals, with a 170-berth marina that takes yachts up to 60 m, four hotels with over 1,100 rooms, the Hawana Aqua Park and a strip of restaurants and shops. Salalah International Airport is about 20 minutes away; Muscat is a 90-minute flight.<br />
The town is an Integrated Tourism Complex, so a buyer of any nationality owns freehold and receives Omani residency on completion. Homes are spread across named neighbourhoods on the beach, the lagoons and the marina; our offers here start at $169,913 (OMR 65,351) for a one-bedroom apartment at Riviera Residences and $202,587 (OMR 77,918) for a villa at Amazi.

Neighbourhoods

Hawana Salalah grew out from the marina and the Fanar and Rotana hotels. Marina Bay apartments overlook the berths; Fanar Views and Hawana Lagoon sit on the water with the hotel across the lagoon; Forest Island is a wooded island ringed by canals; Laguna Gardens and the Signature Villas take the frontline on the beach and lagoons. The newest district is Amazi, one million square metres on the open ocean side, divided into Amazi Beach (3–5 bedroom beachfront houses), Amazi Rise on the hill, Amazi Islands and Amazi Cove, where homes face a green wadi and have canal access with the option of a private jetty. Riviera Residences, a low-rise block of one-bedroom garden and terrace apartments with a pool and rooftop garden, is the current apartment offer.

Resort life

Residents use the same facilities as hotel guests: the beaches, the marina with its dive and fishing boats, the water taxi between hotels, the restaurants on the marina front and the Hawana Aqua Park. Salalah Rotana Resort and Fanar Hotel & Residences are five-star, Juweira Boutique Hotel on the marina is adults-only, and Souly Lodge is a row of 21 eco-lodges on the beach. Every homeowner receives a Benefit Card that opens all neighbourhood facilities and gives discounts at the hotels, many restaurants and the aqua park. Salalah’s airport is 20 km away, with direct flights from the Gulf and Europe.

Ownership and residency

Hawana Salalah is an Integrated Tourism Complex. A buyer of any nationality takes freehold title, and the home comes with Omani residency once it is complete. Two people can buy together and both qualify for residency, and the property can be passed to heirs under the owner’s own national law. Residency gives access to local bank accounts, health insurance and an Omani driving licence.

Who buys here and what it costs

Buyers are a mix of Omani and GCC families who come for the khareef, Europeans looking for a winter base on the Indian Ocean, and investors who want a hotel-town rental with a management company on site. Our offers: Riviera Residences one-bedroom apartments of 50–54 m² from $169,913 (OMR 65,351) on a 10/90 payment plan; Amazi villas of 58–243 m² with one to four bedrooms from $202,587 (OMR 77,918) on a 10/82/8 plan, with beach club, wellness centre and clubhouse inside the district.

Rental and management

Muriya’s property management office provides round-the-clock maintenance and emergency cover, and Wateera Property Management lets homes to visitors for anything from a weekend to a year. The hotels, the aqua park and the monsoon season give Hawana a visitor flow that most Omani communities do not have.

Can a foreigner own property in Hawana Salalah?

Yes. Hawana Salalah is an Integrated Tourism Complex: buyers of any nationality hold freehold title in their own name, can sell to anyone and can transfer sale proceeds abroad.

Does buying here give me residency in Oman?

Yes. Muriya grants Omani residency to the owner on completion of the home; when two people buy together, both qualify. Residency lets you open a local bank account, take out health insurance and get a driving licence.

What is the entry price?

Our lowest offer is a one-bedroom apartment at Riviera Residences from $169,913 (OMR 65,351). Villas at Amazi start from $202,587 (OMR 77,918) for one bedroom and go up to $734,922 for four bedrooms on 243 m².

Are the homes ready or off-plan?

The older neighbourhoods around the marina and lagoons are built and lived in. Amazi and Riviera Residences are sold off-plan with construction-linked plans: 10% on booking, 82% during construction and 8% on handover at Amazi, 10/90 at Riviera Residences.

Can I rent the home out, and who looks after it?

Yes. Wateera Property Management, Muriya's rental arm, lets homes short- and long-term, and the on-site management office covers maintenance 24/7. Service charges are set out in the sale contract.
