  • Old Muscat & Muttrah ~25 min
  • Muscat International Airport ~45 min
  • Yiti beach ~5 min
  • Muscat Bay ~10 min

Yiti is a bay on the mountain coast south of Muscat where the capital's next seaside district is taking shape. The main project is The Sustainable City – Yiti, a joint venture between SEE Holding (the parent of Diamond Developers) and OMRAN Group, Oman's national tourism developer. It is planned as a net-zero community with a 2040 target: solar generation sized to the city's own demand, treated wastewater reused for irrigation, waste sorting and recycling, EV charging and car-free streets. Three neighbourhoods share one master plan – the Sustainable District with 300-plus villas, The Plaza with over 1,000 apartments above around 70 shops and restaurants, and The Arc with 132 serviced residences on the marina.<br />
Phase one is sold out and phase two is on sale; handover of The Plaza is confirmed for December 2027. The same bay also contains AIDA, DarGlobal's golf community on the cliffs, which we describe on a separate page. Yiti's projects are Integrated Tourism Complexes, so a buyer of any nationality takes freehold title and can apply for an Omani residence visa. Old Muscat and Muttrah are about 25 minutes by car, Muscat International Airport about 45.

Lower running costsVilla owners in the Sustainable District pay no annual service fee; Plaza apartments carry none for the first five years after handover.
A model that already operatesThe Sustainable City runs in Dubai, Sharjah and Abu Dhabi; Yiti applies the same energy, water and waste systems on the Omani coast.

Three neighbourhoods on one plan

The Sustainable District is the villa quarter, split into a West and an East district. Two designs are sold: the Courtyard Villa with three bedrooms (built-up 256 m²) or four (285 m²), arranged over two floors around a private patio, and the detached Garden Villa with four bedrooms, 459 m² built-up and its own parking. All villas come as smart homes with double-glazed windows, high-efficiency cooling and a community pool nearby. The Plaza is the centre of daily life: Blocks A to E and the Plaza Offices hold more than 1,000 apartments from studio to three bedrooms above roughly 70 retail and dining units, a short walk from the school and the Green Spine. The Arc stands on a man-made island on the eastern headland: a single curved building of 132 fully serviced residences in 14 layouts, from a 163 m² duplex to a 698 m² penthouse, in three collections (Øria, Ønda and Øpal) that carry Nikki Beach ownership privileges. In July 2026 the frame was up and the marina basin filled.

Life on the bay

The master plan lists 17 destinations: the marina inside The Arc’s curve, the beach, a sports complex with track and pitches, a wellness centre with clinics and spa, a four-star hotel and the five-star Nikki Beach Resort & Spa, a mosque, the SEE Lab research centre, Festival Park, a K-12 school with nursery, the Sanad Autism Centre and an equestrian centre. Jogging, cycling, riding and e-buggy tracks link them, streets are car-free and pet-friendly, and an indoor vertical farm grows part of the residents’ food.

Ownership and residency

The Sustainable City – Yiti is sold under Oman’s Integrated Tourism Complex rules: freehold title for any nationality and the right to apply for an Omani residence visa as an owner. The developer offers Shari’ah-compliant home finance through a partnership with Bank Nizwa and sells from the TSCY Experience Centre at Mina Al Sultan Qaboos in Muttrah. Buyers so far come from Oman, the GCC, the UK and Europe and the CIS; 55% of phase-one purchasers were Omani nationals.

Rental and running the home

The developer publishes no rental figures and we quote none. What is known: Plaza apartments sit above the community’s shops and restaurants next to two hotels, which is where short-stay demand concentrates; The Arc residences are fully serviced with a 24-hour concierge, residents’ pool and marina berths with valet, and owners furnish them as they choose without a mandated package. Villa owners pay no annual service fee, and Plaza owners none for the first five years.
