DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
Three villas on the cliff, a minute from the hotel
Trump Cliff Villas sit on the headland of AIDA, 130 m above the Gulf of Oman, next to the Trump International Hotel and the 18-hole golf course. There are three villas only. Each has three bedrooms and comes fully furnished; Type B is 128 m², Type A is 166 m². DarGlobal delivers the project together with OMRAN Group and The Trump Organization, and Trump Hotels handles letting and upkeep for owners who are not here all year.
Owners use the hotel spa and fitness centre, AIDA Beach and The Cliff night club, and receive membership of the championship golf club with its cigar bar, infinity pool and restaurants. The payment plan is 65/35: 20% on booking, 45% as 45 monthly instalments of 1% during construction, and 35% on handover in December 2028, plus a 3% registration fee. Instalments go to the developer’s escrow account at the developer’s prices; we charge no brokerage fee.

AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. At its centre is the 18-hole Trump International Golf Club Oman, run by the Trump Organization; around it are hotels, among them the Trump International Hotel and Nickelodeon Hotels & Resorts AIDA Oman, retail areas and residential districts of villas, townhouses and apartments. The beach and the coastline are part of the community.
Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. We sell every AIDA release at the developer’s prices, with no brokerage fee.

Frequently Asked Questions
Which taxes apply to the purchase?
On handover the buyer pays a registration fee of 3% of the price. The first sale from the developer carries 5% VAT. Oman has no income tax and no capital-gains tax, so profit on a later resale stays with the seller.
What payment methods are accepted?
Cash up to 4,000 OMR, bank transfer, card payment by link, manager's cheque or digital currency. Every payment goes straight to the developer; nothing passes through intermediaries.
How are my payments protected?
Each instalment is credited to a bank-managed escrow account opened for the project and released to the developer against construction milestones. Oman regulates escrow for off-plan sales by law. Buyers do not need a local bank account; the developer completes the formalities.
Do I need a lawyer to check the contract?
It is not required. Omani developers sell on a standard sale and purchase agreement whose wording is fixed. You can still show it to your own lawyer; we send the complete text before signing.
