DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
Hotel rooms and suites in private ownership
The hotel stands on the cliff of AIDA, 130 m above the Gulf of Oman, and will operate under the Trump Hotels brand. Four unit types are offered: a Standard room of 43 m² including balcony, a Standard Connected room of the same size, a Junior Suite of 95 m² with terrace and a Suite of 138 m² with terrace, which is 462 to 1,485 square feet. Every unit faces the sea and the valley. The operator lets and maintains the units; the owner holds the title.
Owners have the hotel’s wellness and fitness facilities, the Hanging Suites with private infinity pools, AIDA Beach, the hiking trails and promenades of the community, The Cliff night club and a social membership of the championship golf club. The payment plan is 65/35: 20% on booking, 45% as 45 monthly instalments of 1% during construction and 35% on handover in Q4 2028, plus a 3% registration fee. Payments go to the developer’s escrow account at developer prices, with no brokerage fee.

AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. Which taxes and fees apply?
A registration fee of 3% of the price is paid on handover. The first sale from the developer includes 5% VAT. Oman levies no income tax and no capital-gains tax, so rental income and resale profit are not taxed.
How do I pay for a unit?
Accepted methods are bank transfer, card payment via a link from the developer, manager's cheque, digital currency and cash up to 4,000 OMR. Payments are made directly to the developer with no intermediaries.
Is my money protected during construction?
Yes. Instalments are held in a bank-managed escrow account for the project and released to the developer against construction milestones, as Omani law requires. The buyer does not need a local bank account; the developer completes the formalities.
Is a lawyer needed for the contract?
No. Developers in Oman sell on a standardised sale and purchase agreement with a fixed form. You are free to have your lawyer review it; we provide the full text in advance.
