Apartments in Oman: what the market offers and how to choose

Apartments are the widest part of our Oman catalogue: new buildings in ten communities, from the planned city of Sultan Haitham City in west Muscat to the resort towns of Jebel Sifah and Hawana Salalah, with one to four bedrooms. The lowest tickets are in Sultan Haitham City, Yiti, Jebel Sifah, Muscat Bay, Salalah and Muscat West; the top of the range belongs to the Al Mouj beachfront, the branded residences in AIDA and The Arc in Yiti, often priced on request.<br />
Most of what we list is sold off-plan on construction-linked plans. Completed stock exists too: The Residences at The St. Regis in Al Mouj, Bay Residences in Muscat Bay and the Mandarin Oriental Residences on Qurum beach.

Ten communities, one price tableThe table above pulls the current developer price of every apartment card we hold, so the spread between a city studio-block and a marina frontline is visible before you read further.
Foreigners can buyEvery apartment we list is open to buyers of any nationality, either inside an Integrated Tourism Complex or in a designated freehold zone such as Sultan Haitham City.
Residence visa for ownersBuying in an Integrated Tourism Complex gives an owner of any nationality the right to an Omani residence visa for themselves and immediate family while they hold the title; outside the ITCs – Sultan Haitham City, Muscat West, Salalah – residency runs through the state investor programme.

How to choose

Start with the life you are moving to, not with the floor plan. If the airport, offices and schools set your week, the practical choices are Al Mouj Muscat beside the airport, Muscat West around Al Mawaleh and Seeb, and Sultan Haitham City. If you want the sea at the end of the day and the city within half an hour, look at Muscat Bay, Yiti and AIDA on the mountain coast south of Muscat, or Shatti Al Qurum for the city’s own beach. For a holiday home or a seasonal let, Jebel Sifah, Hawana Salalah and Salalah are resort markets with their own management companies.

What it costs and what drives the price

The live table above shows the current developer price of every apartment card; figures move with each release, so we do not repeat them here. The order of the market is stable, though: Sultan Haitham City and the Yiti Plaza start lowest, the resort towns and Muscat Bay sit in the middle, and the Al Mouj beachfront, the Marriott and Trump residences in AIDA, the Mandarin Oriental and The Arc form the top, often priced on request.

  • Location inside the community: a marina or beach frontline costs more than a garden-view block a few rows back.
  • Services: a hotel brand on the door (St. Regis, Marriott, Mandarin Oriental, Nikki Beach) adds concierge, letting and a price step.
  • Stage: a completed, handed-over home is paid in full; an off-plan one follows the developer’s schedule and is usually cheaper per release.
  • Study rooms, maid’s rooms and furnished packages change the price between similar layouts.

Ownership and residency

Al Mouj Muscat, Muscat Bay, Yiti, AIDA, Jebel Sifah and Hawana Salalah are Integrated Tourism Complexes: a buyer of any nationality registers freehold title and can apply for an Omani residence visa as an owner. Sultan Haitham City is a designated freehold zone outside the ITC system, with residency through the government’s investor programme. Uptown in Muscat West is sold by Wujha as freehold for any nationality, and Mira Ocean Estates in Salalah by its developer as freehold with residency eligibility; neither carries its own ITC designation, so we confirm the title wording with the developer before you reserve. In Shatti Al Qurum, only the Mandarin Oriental Residences hold ITC approval.

Compared with other property types

An apartment is the lowest entry into every community and the easiest to let. A studio is cheaper still but exists in fewer places; a penthouse buys the top floor and the terrace; townhouses and villas add a garden and a private pool at a higher ticket, and the mansion category is a single hillside house in Muscat Bay.

Apartments: frequently asked questions

How much do apartments cost in Oman?

The price table on this page is live and shows the current developer price of every apartment we list. The lowest tickets are one-bedroom units in Sultan Haitham City and the resort towns; branded beachfront residences in Al Mouj, AIDA, Shatti Al Qurum and Yiti form the top of the range, several of them priced on request.

Can a foreigner buy an apartment in Oman?

Yes. In Integrated Tourism Complexes such as Al Mouj Muscat, Muscat Bay, Yiti, AIDA, Jebel Sifah and Hawana Salalah any nationality takes freehold title and can apply for a residence visa. Sultan Haitham City is a freehold zone with residency through the investor programme. For Muscat West and Mira Ocean Estates we confirm the title wording with the developer.

Which community is better for living, and which for renting out?

For everyday life in the capital: Al Mouj Muscat, Muscat West and Sultan Haitham City, all near the airport, schools and offices. For a rental, lived-in communities with hotels and management desks, such as Al Mouj, Muscat Bay, Jebel Sifah and Hawana Salalah, give you tenants and a letting route from the first day.

Off-plan or ready: which should I take?

Off-plan apartments are paid in instalments on the developer's construction schedule and are usually the lower ticket for a given community. Completed homes, such as the St. Regis residences in Al Mouj, Bay Residences in Muscat Bay or the Mandarin Oriental Residences, are paid in full but can be lived in or let at once.

What should I check before reserving an apartment?

The title wording for the community (ITC, freehold zone or developer freehold), the escrow account that receives your instalments, the handover date written in the contract, service charges and what they cover, whether short-term letting is allowed, and the exact unit type, orientation and floor you are reserving.
