About the developer

DarGlobal – the London-listed developer behind AIDA in Yiti

Dar Al Arkan group · London Stock Exchange since 2023 · AIDA with OMRAN Group
AIDA, Yiti – 20 min from Old Muscat Trump International Golf Club Oman · Trump International Hotel Dubai · London · Madrid · Marbella · Bodrum

DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.

Two towers, 1–3 bedrooms, hotel services on call

Marriott Residences consists of two buildings of seven and nine storeys on the cliff of AIDA, facing the Trump International Golf Club Oman course and the coast of Muscat. One-bedroom apartments measure 68–89 m² (from $382,486) and two-bedrooms 93–133 m² (from $535,028), both on floors 1–8; the three-bedroom layout of 194 m² takes floor 9 and starts at $1,015,430. Homes are handed over finished, with a built-in kitchen and appliances. Owners share an infinity pool on the cliff edge, a gym and 24-hour security, and can call on housekeeping, concierge, porter and butler services from the Marriott team. The estimated service charge is 12 OMR per m² per year.

The developer’s plan is 65/35 over three years: 20% on booking, then 15% within 12, 24 and 36 months of the booking date, and 35% plus the 3% registration fee at handover in Q3 2028. Instalments are paid into the project’s escrow account; prices are DarGlobal’s own, with no brokerage fee added by us.

AIDA is

A golf and hotel community on the cliffs of Yiti

AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. At its centre is the 18-hole Trump International Golf Club Oman, run by the Trump Organization; around it are hotels, among them the Trump International Hotel and Nickelodeon Hotels & Resorts AIDA Oman, retail areas and residential districts of villas, townhouses and apartments. The beach and the coastline are part of the community.

Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. We sell every AIDA release at the developer’s prices, with no brokerage fee.

Why invest in Marriott Residences

Branded asset bought off-plan

You buy at the developer's current price while construction is under way; at completion the apartment comes with Marriott-branded service on a golf course by the sea.

Resale before handover

DarGlobal permits resale of an off-plan unit once 40% has been paid, well ahead of the Q3 2028 handover.

Residence visa, no property tax

After the first payment the buyer can open a bank account and receive a multi-entry visa; once title is transferred, a renewable residence visa for 5 or 10 years follows. Oman has no annual property tax.

Frequently Asked Questions

Which taxes and fees apply to a purchase in Marriott Residences?

The developer's price on a first sale carries 5% VAT, and at handover the buyer pays a one-off registration fee of 3% of the price. Oman has no personal income tax and no capital-gains tax, so the profit from a later resale stays with the owner.

How are payments made?

DarGlobal accepts bank transfers, card payments through a secure link, manager's cheques, digital currencies and cash up to 4,000 OMR. Payments go straight to the developer; no money passes through us or any other intermediary.

Where is my money held during construction?

Each instalment is paid into the project's escrow account at a bank, and the developer draws on it only against completed construction stages. You do not need an Omani bank account to pay; the developer handles the formalities on the buyer's side.

Do I need a lawyer to sign?

Not necessarily. Omani developers use a standardised sale and purchase agreement whose wording is fixed, so there is nothing to negotiate in the text. You can still show it to your own lawyer; we send the full contract before signing.
