About the community

Muscat West – the city's growth corridor around the airport, Al Mawaleh and Seeb

City districts of Muscat · Uptown and Central 7 sold by Wujha as freehold for any nationality · ~10 min to Muscat International Airport
  • Muscat International Airport ~10 min
  • Mall of Oman / Oman Avenues Mall ~10 min
  • Seeb corniche and beach ~15 min
  • Old Muscat and Muttrah ~35 min

West of the old centre, between Muscat International Airport, Al Mawaleh and Seeb, is where the capital is adding most of its new housing, offices and shopping: Mall of Oman and Oman Avenues Mall, the universities, and the Muscat Expressway that brings the old city within about half an hour. It is working Muscat rather than a resort – homes for people whose jobs, schools and flights are all nearby, at prices below the coastal tourism complexes.<br />
Our projects here are by Wujha, an Omani developer with residential and mixed-use buildings in Muscat: Uptown, a residential building of apartments and duplexes due in Q1 2027, and Central 7, a commercial and mixed-use building due in Q4 2026. Muscat West is not an Integrated Tourism Complex, but Wujha offers both Uptown and Central 7 as freehold to buyers of any nationality; what differs from the coastal resorts is the visa, which follows the government's investor-residency rules rather than the automatic ITC owner's visa, so we confirm the current conditions with the developer before you reserve.

The area

Muscat grew westward along the coast, and the districts around the airport – Al Mawaleh and Seeb – are where that growth is happening now: residential towers and compounds, office buildings, two large malls, the university campuses and the Muscat Expressway. For a resident this means a short commute, schools and shopping within minutes, and the Seeb corniche for the evening; for an owner it means tenants who live here all year because they work here.

Uptown and Central 7

Uptown by Wujha is a residential building near the airport with apartments of one to three bedrooms (82–190 m²) and 333 m² duplexes with four bedrooms. Shared facilities include an infinity pool, a health centre with sauna and jacuzzis, and a library; the ground floor is a promenade of shops and restaurants with playgrounds beside it. Prices start at $150,626 (57,933 OMR) for an 82 m² one-bedroom apartment and reach $614,253 (236,251 OMR) for a duplex; handover is planned for Q1 2027 and long-term letting is allowed. Central 7, also by Wujha, is a commercial and mixed-use building: a business centre with conference and meeting rooms, retail, restaurants, medical units and a nursery, plus a gym, spa and infinity pool. Units start at $217,836 (83,783 OMR) on a 20% booking / 80% during-construction plan, with handover planned for Q4 2026; types and sizes are released per floor.

Ownership

Muscat West is city land rather than an Integrated Tourism Complex, yet both Wujha projects here are sold as freehold: Uptown apartments and duplexes and Central 7 office units are offered to buyers of any nationality with a registered title deed in the owner’s name, as the developer states. What differs from the coastal resorts is the visa. The automatic ITC owner’s residence visa does not apply here; residency through property follows the government’s investor-residency programme and its current thresholds. We confirm the title wording and the residency conditions with Wujha in writing before any reservation.
