Clusters and phases

AIDA is sold cluster by cluster. The first apartments to be handed over are in The Great Escape, where a one-bedroom of 60 m² is $241,800 (93,000 OMR) with handover in Q3 2027; The Great Escape 2 adds two buildings of seven and nine floors with one- to three-bedroom apartments from $274,248 (about 105,480 OMR) for September 2028. Amour Sans Détour is the compact furnished three-bedroom townhouse: $445,453 (171,328 OMR) for 108 m², handover Q4 2029. Villa clusters on the plateau are Rizz and Coastal Investment Villas (three bedrooms, 125–160 m², from about $462,000) and the furnished Sunrise Haven townhouses on the fairway, all due in Q3 2028; Halo Villas are two-bedroom duplexes on the cliff from $391,929. Along the golf course stand Fairway Villas with four or five bedrooms from $1,277,374 and Trump Golf Villas at 386 m² from $2,042,000. On the cliff edge are the three Trump Cliff Villas from $1,007,363, Azure Villas × Fendi Casa with private infinity pools from $2,964,000 and AIDA Oceana, where a four-bedroom villa of 316 m² is $4,463,605 (1,716,771 OMR) and a five-bedroom of 386 m² $5,467,426 (2,102,856 OMR).

Hotels, golf and the beach

The Trump International Hotel sells its rooms and suites as branded hotel residences from 43 m² to 138 m², from $348,109, with handover in Q4 2028; owners use the spa, the pool deck of the hanging suites, The Cliff club and social golf membership, and the operator lets the unit when the owner is away. Nickelodeon Residences are furnished one- to three-bedroom apartments of 41–154 m² in the two resort towers above the themed water park, from $215,700 (about 83,000 OMR), handover December 2030. Marriott Residences are two buildings of seven and nine storeys facing the course: a two-bedroom of 97 m² is $538,910 (207,273 OMR) and a three-bedroom of 194 m² $1,098,838 (422,630 OMR), handover Q3 2029. AIDA Beach, hiking trails and promenades, shops and restaurants are inside the gates.

Ownership, residency and payment

AIDA holds Integrated Tourism Complex status, so purchasers of every nationality register freehold title and qualify to apply for Omani residency. DarGlobal sells on construction-linked plans – for example 20% on booking, 40 or 45 monthly instalments of 1–1.5% and 20–35% at handover, plus a 3% registration fee – with payments into the project escrow account. Every release is listed at the developer’s prices.

Who buys here

Three groups meet in AIDA: golfers and second-home buyers who want a villa on a championship course 20 minutes from Old Muscat; investors who buy a hotel-operated unit (Trump hotel residences, Nickelodeon, Marriott) and leave the letting to the brand; and families who choose a furnished townhouse or a three-bedroom villa on the plateau with sea and mountain views. Entry starts with a furnished Nickelodeon one-bedroom or a Great Escape apartment and rises to the cliff-edge villas.

Rental

We quote no yields: the developer publishes none. What the clusters offer is a built-in letting route – the Trump Hotels operator and Nickelodeon handle the units in their towers, Marriott Residences come with hotel-style services, and the furnished townhouses are delivered ready to let. For a plain residential villa the owner arranges letting independently.
