Alfardan International – seven decades of hospitality and branded residences
Alfardan International is the property arm of Alfardan Group, a Qatari family group with more than seventy years in hospitality, property and luxury retail. In Oman the group built The St. Regis Al Mouj Muscat Resort with its 250 rooms and the 162 branded residences next to it on Al Mouj's beach, opened the hotel in June 2024 and handed the residences to owners in August 2024. It also brought Sotheby's International Realty to Oman, whose Muscat office is the exclusive sales agency for the residences.
A St. Regis address on the beach — ready today
The Residences at The St. Regis Al Mouj Muscat sit within the St. Regis resort on the oceanfront of Al Mouj Muscat, with a 360-metre beachfront on one side and the Al Mouj Golf course on the other. The low-rise, wave-shaped building holds a 250-room hotel and 162 private residences: one-, two- and three-bedroom apartments, the three-bedrooms with a domestic worker’s room, and four-bedroom duplexes with a worker’s room. Every residence comes furnished, with the St. Regis butler, a 24-hour concierge and in-residence dining.
Owners share the hotel’s facilities — adult and children’s pools, the Guerlain Spa and gym, a playground and gardens, a business centre, the Grand Ballroom and restaurants from Roberto’s and Zorba to Hakkasan, Coya and Em Sherif — and enjoy owner rates at the resort. The resort opened in June 2024 and keys have been handed to the first owners, so the residences are ready to move in. Developed by Alfardan International of the Qatari Alfardan Group and sold by Oman Sotheby’s International Realty. Brochure sizes run from about 147 m² for a one-bedroom to 424 m² for a four-bedroom duplex; prices on request.

Al Mouj Muscat is the largest Integrated Tourism Complex in the capital, developed by Al Mouj Muscat SAOC, a public-private joint venture of OMRAN, Majid Al Futtaim and Tanmia. It stretches along 6 km of coast next to Muscat International Airport and is already a working town: more than 19,000 residents of 94 nationalities live in over 8,000 homes around the 400-berth marina, the Greg Norman–designed 18-hole Al Mouj Golf, the Kempinski and the other hotels (seven in total, four already open), a community beach, 90-plus shops and restaurants on Al Mouj Walk, an international school and nursery, a mosque and 56 parks linked by 23 km of walking paths and a 4 km cycling trail. The newest releases sit in the Marsa District, the marina beach sector where the Azura Beach Residences stand.
Owners of any nationality hold freehold title in Al Mouj and can apply for an Omani residence visa for themselves and first-degree relatives. Muscat city centre, the airport and the Grand Mosque are 10–15 minutes away by car.
