  • Hawana Salalah – Dhofar, on the Arabian Sea
  • Marina Apartments · Golf Lake · Raya · Solaris · Olive Farms · Amazi · Riviera

Muriya is the joint venture of Orascom Development Holding, the Egyptian town builder behind El Gouna and Andermatt, and OMRAN Group, the executive arm of the Omani government for tourism development. No private company has put more into Omani tourism real estate: more than USD 750 million invested and 1,200 hotel rooms across its two Integrated Tourism Complexes, Jebel Sifah on the coast 45 minutes south-east of Muscat and Hawana Salalah on the Arabian Sea in Dhofar. Both are operating resorts with marinas, hotels, beaches and residents, not just master plans.<br />
Muriya sells its residential releases directly on construction-linked plans — Riviera Residences and Raya on 10/90, The Beachfront on 10/80/10, Amazi on 10/82/8 — and keeps running the destinations after handover: property management, rentals, the marinas, the golf course and the beach clubs are all operated by the developer. As ITCs, both resorts give owners of any nationality freehold title and the right to apply for an Omani residence visa for themselves and their immediate family.

Orascom track recordThe group that built El Gouna in Egypt and Andermatt in Switzerland, in partnership with the Omani state.
Operating resortsTwo marinas, a golf course, five hotels in Salalah and a boutique hotel in Sifah are open and run by Muriya.
Construction-linked plans10% on booking and the balance by milestones, signed directly with the developer.

Who stands behind Muriya

Muriya was formed to bring Orascom’s model of fully integrated towns — a marina, hotels, golf, homes and the services that keep them running — to Oman. Orascom Development Holding has built such communities in Egypt, Switzerland, Montenegro, Morocco and the UAE; OMRAN Group is the government’s tourism developer and co-owner of the country’s flagship resorts. The partnership gives buyers a private operator with a long record and a state shareholder behind the land and the ITC licences.

Jebel Sifah

Jebel Sifah lies under an hour from Muscat between almost six kilometres of coast and the Al Hajar mountains, with over 85% of the site left as open space. The marina has 84 wet berths and 115 dry berths with superyacht berthing, the nine-hole Harradine course plays as 18 holes from five tees, and the Sifawy boutique hotel and the Dunes beach club serve residents and visitors. Neighbourhoods include the Marina Apartments, Golf Lake, the Golf and Sea villas, Sifah Farms, The Beachfront, Raya, Solaris and the latest launch, Olive Farms. Oman Realty lists Solaris Residences (studios to two-bedrooms from USD 171,500 / OMR 65,979), The Beachfront (from USD 143,000 / OMR 54,995), the Raya villas (price on request) and the Jebel Sifah Farms villas (from USD 195,000 / OMR 75,000).

Hawana Salalah

Hawana Salalah is the largest resort complex in Oman: more than seven kilometres of white-sand beach, five hotels (Salalah Rotana Resort, Fanar Hotel & Residences, The Club by Fanar, Juweira Boutique Hotel and Souly Lodge), an aqua park and the only marina in Salalah, with 170 berths for yachts up to 60 metres and a water-taxi linking the hotels. Muriya’s own Wateera Property Management rents out owners’ homes. Current releases we sell: Amazi beachfront villas (from USD 202,600 / OMR 77,918) and Riviera Residences apartments by the marina (from USD 169,900 / OMR 65,351).

How buying works

The sales agreement is signed with Muriya; payments follow the construction schedule fixed in the contract. Both resorts are ITCs, so a buyer of any nationality registers freehold title in their own name, may apply for a residence visa for themselves and immediate family on approval, pays no income or capital-gains tax in Oman and may rent the home out short- or long-term.
