Jebel Sifah Farms – 1-Bedroom Villa
Jebel Sifah Farms 1 Bedroom is an off-plan single-storey farm villa of 75 m² on a garden plot of 175–200…

Jebel Sifah is a resort town on the coast south-east of Muscat, built by Muriya on 5.5 km of beach between the Hajar mountains and the Gulf of Oman. Its centre is a marina with 84 wet and 115 dry berths, the Sifawy Boutique Hotel and a row of waterfront restaurants; a nine-hole Harradine golf course runs along the sea, and more than 85% of the land is left open. The drive from Muscat takes about 45 minutes.<br />
The town holds Integrated Tourism Complex status, so buyers of any nationality own their home freehold and can apply for an Omani residence visa for themselves and immediate family. Homes range from studios and marina apartments to golf villas and farmhouses with their own plots; our offers here start at $142,987 (OMR 54,995) for a studio at The Beachfront.
Jebel Sifah has been built out in rings around the marina. The first homes were the Marina Apartments on the quay, which are finished and occupied, followed by the Golf Lake houses and the detached Golf and Sea Villas along the fairways. Jebel Sifah Heights sits on the slope behind the course. The Beachfront, a neighbourhood of studios, townhouses and villas with an infinity pool and a promenade on the sand, has handed over its first phase and is selling its second. Sifah Farms, the first farmhouse plots inside the resort, sold out; Olive Farms continues the idea with 1–3 bedroom farmhouses on plots of 260–350 m² behind 2.2–2.4 m walls. Solaris adds apartments with golf and sea views, and Raya is a cluster of 2–3 bedroom villas with gardens and a gym.
The marina quay is the main street: restaurants, cafés and shops face the yachts, with the Sifawy Boutique Hotel at one end. Dunes Beach Club is on the sand, the diving centre and boat trips leave from the marina, and there is horse riding at Saheel Equestrian Ranch and padel courts near the hotel. The nine-hole par-36 course by Harradine Golf can be played as 18 holes from different tees. A supermarket, a clinic, on-site security and a property management office cover everyday needs; Muscat’s old city is about 45 minutes away by road.
Jebel Sifah is an Integrated Tourism Complex. A buyer of any nationality registers freehold title in their own name, pays no tax on the property as a foreign owner, and can apply for an Omani residence visa that also covers immediate family once the purchase is approved. Inheritance follows a clear rule set written for ITC owners.
Most buyers are Muscat residents looking for a weekend home within an hour of the city, GCC and European second-home owners, and investors who want a managed holiday let. Our current offers: The Beachfront from $142,987 (OMR 54,995) for a studio, with villas up to 153 m² and a 10/80/10 payment plan; Solaris Residences from $171,545 (OMR 65,979) for studios to 2-bedroom apartments; Olive Farms farmhouses from $194,964 (OMR 74,986) on a 10/82/8 plan; Jebel Sifah Farms villas from $195,000 (OMR 75,000) for one bedroom to $312,000 (OMR 120,000) for a three-bedroom farmhouse; Raya villas of 157–183 m² on a 10/90 plan, price on request.
Muriya’s Wateera Property Management runs short- and long-term lettings inside the resort, so an owner can hand the keys over and have the home marketed to hotel guests and weekenders from Muscat. The marina, golf and beach club bring visitors through the year, which is what keeps the rental side working.
