DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.

Fairway Villas are the golf-side collection in AIDA: houses with four or five bedrooms facing the fairways of the 18-hole championship course run by the Trump Organization. The architecture is contemporary and the finishes are high-quality throughout. Between the villas the shared landscape is planted with gardens and holds recreation areas and leisure facilities. Floor areas depend on the plot; we send the current plans on request.
The beach is 8 minutes away, Old Muscat 20 and Muscat International Airport 35. The 50/50 plan is weighted toward completion: 30% on booking, 10% within 12 months, another 10% within 24 months, and the remaining 50% plus the 3% registration fee at handover in December 2028. Instalments are paid into the developer’s escrow account; our prices are DarGlobal’s list prices with no brokerage fee.

AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. At its centre is the 18-hole Trump International Golf Club Oman, run by the Trump Organization; around it are hotels, among them the Trump International Hotel and Nickelodeon Hotels & Resorts AIDA Oman, retail areas and residential districts of villas, townhouses and apartments. The beach and the coastline are part of the community.
Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. We sell every AIDA release at the developer’s prices, with no brokerage fee.

Which taxes and fees does a buyer pay?
Oman has no annual property tax, no personal income tax and no capital-gains tax, so rental income and any resale profit stay with the owner. The one state charge is a 3% registration fee, paid when title is transferred at handover.
How can I pay for a villa in Fairway Villas?
By bank transfer to the project's escrow account, by card through the developer's payment link, by manager's cheque or in digital currency; cash is accepted up to 4,000 OMR. Every payment goes to DarGlobal itself, never through an agent.
Is my money protected during construction?
Yes. Payments are held in a bank-managed escrow account for the project and released to the developer only against construction milestones, as Omani regulation requires. You do not need an Omani bank account to buy; the developer completes the formalities.
Do I need a lawyer to check the contract?
Not necessarily. Developers in Oman sell on a standard sale and purchase agreement whose form is fixed and not open to amendment. You can still have a lawyer read it; we send the full contract before signing.
