Bay Residences 1 Bedroom
Bay Residences 1 Bedroom is a finished one-bedroom apartment of 80 m² in Bay Residences, the low-rise apartment cluster of…

Muscat Bay sits in a valley at Bandar Jissah, where the Al Hajar mountains meet the Gulf of Oman, about 20 minutes by car from Old Muscat and Muttrah. The master plan was set up by OMRAN, the government's tourism developer, with Saraya; the hotel at its centre is run by Jumeirah. Around the hotel are a private beach and lagoon, the Bay Village with shops, restaurants, pools, a barbecue lawn and children's play areas, and a low-density portfolio of about 260 homes: Bay Residences apartments, Zaha clubhouse villas, Sky Garden penthouses, Nameer island villas and the five-bedroom Wajd hilltop villas. New clusters by Eagle Hills – Zen Residences and LUMA Residences – add apartments, townhouses and villas to the same bay.<br />
Muscat Bay is an Integrated Tourism Complex, so a buyer of any nationality takes freehold title and can apply for an Omani residence visa. Owners join the Residents Club, which brings the hotel's catering, spa and beach services to their door. Current prices through Oman Realty start from $209,000 (80,555 OMR) for a one-bedroom apartment with study and go up to $617,000 (237,555 OMR) for a three-bedroom villa with a private pool.
Muscat Bay is built as a set of small neighbourhoods around the hotel. Bay Residences are one- and two-bedroom apartments of about 80–200 m² next to the village green, with a community pool, garden and tennis courts. Zaha villas come in two settings – Clubhouse Waterfront on the lagoon and Clubhouse Parkland on the green – with three and four bedrooms and private pools. Sky Garden penthouses are three-bedroom duplexes above the clubhouse. Nameer island villas stand on the lagoon with water on both sides, and the Wajd five-bedroom villas occupy the hilltop with the whole bay below them. The newest clusters, Zen Residences and LUMA Residences, are released by Eagle Hills and add one- and two-bedroom apartments, three-bedroom townhouses and three-bedroom villas with their own clubhouse, outdoor gym, meditation lawn, kids’ area and reading nooks.
The heart of the community is the Bay Village: a supermarket, cafés and restaurants, a gym, a clinic and an office in nine retail units, pools, a barbecue lawn and playgrounds. The Jumeirah Muscat Bay hotel sits on the beach with five restaurants and bars – Brezza on the roof, Zuka on the sand, Peridot, Anzo and Tarini – a spa and a beach club. Owners use all of it through the Residents Club, which also arranges in-villa catering and private events. Every property is a short walk from the sea, and the mountains behind the bay give the hiking trails.
Muscat Bay is an Integrated Tourism Complex, the Omani framework that opens property to foreign buyers. A buyer of any nationality signs a sales agreement with the developer, registers freehold title in their own name and becomes eligible for an Omani residence visa for as long as they own the home. There is no income tax and no capital-gains tax on property in Oman, so rental income and resale profit stay with the owner.
Three groups meet in Muscat Bay: families from Muscat who want a sea-view house 20 minutes from the office, owners from the Gulf, Europe and Asia who keep a holiday home with hotel service, and investors who let apartments to the hotel’s guests and to long-term tenants from the capital. The community runs its own rental desk and a short-stay programme, so an owner can hand the keys over rather than manage the letting personally. Ready homes are available now; Zen and LUMA units are sold on the developer’s payment schedule.
Oman Realty lists the community at the developer’s prices: LUMA Residences one-bedroom apartments with study of 76 m² from $209,000 (80,555 OMR), two-bedroom corner apartments with study of 109 m² from $295,000 (113,555 OMR), Zen Residences two-bedroom apartments with maid’s room of 129 m² and garden view from $364,000 (140,000 OMR), LUMA three-bedroom townhouses of 206.5 m² from $519,000 (199,555 OMR) and three-bedroom standalone villas of 265 m² with a private pool from $617,000 (237,555 OMR). Ready resale units – Bay Residences one- and two-bedroom apartments, Zaha villas, a Sky Garden penthouse, a Nameer island villa and a Wajd mansion – are listed on request.
