Mira Ocean Estates
Mira Ocean Estates is a coastal project by Mira Developments in Salalah, southern Oman. It brings a hotel-style format to…

Salalah is the main city of Dhofar, Oman's southern governorate, ninety minutes by air from Muscat and the only part of the Gulf with a green monsoon season: between June and September the khareef wraps the coast and the hills in cloud and turns them green, and visitors from across the Gulf fill the hotels. Outside the season the city has a warm sea, the heritage sites of the frankincense trade and a slower pace than the capital. Salalah International Airport is about twenty minutes from the coast west of the city, where the resort communities and new residential projects are concentrated.<br />
Our project here is Mira Ocean Estates by Mira Developments, a developer from the UAE: a beachfront scheme next to the Hawana Salalah resort that brings a hotel-style format – lobby with concierge and valet, spa, private pools, restaurants – to studios, apartments, townhouses and villas, from $149,763 (57,601 OMR) on a 50/50 plan with handover planned for Q4 2028.
Dhofar’s coast catches the edge of the Indian Ocean monsoon, which is why Salalah looks nothing like the rest of the Gulf for three months of the year: drizzle, mist on the mountains and green hillsides. The season draws visitors from across the Gulf, and the hotels, the Hawana Salalah resort with its marina and water park, and the city’s restaurants run at full capacity. Outside the khareef the sea is warm and calm, and the city is quieter – a pattern that suits owners who want a holiday home that earns in summer and is free to use in winter.
Mira Developments, a developer from the UAE active in Dubai and Oman, is building Mira Ocean Estates on the beach west of the city, beside Hawana Salalah. The project is run like a resort: residents come in through a hotel-style lobby with concierge and valet parking, have the spa, gym, private pools and restaurants at hand, and walk down to the beach. The unit range starts with studios and one- and two-bedroom apartments and goes up to townhouses and villas; prices start at $149,763 (57,601 OMR). Payment is 10% on booking, 40% in instalments during construction and 50% on handover, which is planned for Q4 2028. Both short- and long-term letting are allowed, and a concierge-run building is the natural format for seasonal rental.
The neighbouring Hawana Salalah is an Integrated Tourism Complex with freehold for all nationalities and an owner’s residence visa. Mira Ocean Estates is sold by Mira Developments as freehold for buyers of any nationality, with eligibility for renewable Omani residency that the developer puts at up to ten years; the project has not published its own ITC designation, so we confirm the title wording and the residency threshold with the developer in writing before any reservation.
