Zen Development and Investment is an Omani developer whose first project, Zen Residences, is an apartment cluster inside Muscat Bay, the resort community master-developed by OMRAN south of the capital with the Jumeirah Muscat Bay hotel, beach, lagoon, restaurants and supermarket already open. The company unveiled the project in March 2024; it is built as several low-rise buildings with studios, one- to three-bedroom apartments and lofts around an infinity pool, an outdoor fitness zone, a running track, a Zen garden, a padel court and a multipurpose sports court, with hiking trails starting behind the cluster.<br />
Sales are direct from the developer on a construction-linked 80/20 plan. Muscat Bay is an ITC, so a buyer of any nationality holds freehold title and may apply for an Omani residence visa.

Who Zen is
Zen Development and Investment is a Muscat-based developer focused on residential and commercial property. Its inaugural project, Zen Residences at Muscat Bay, was unveiled in March 2024 at the Jumeirah Muscat Bay hotel. Rather than start a new site, the company took a plot inside an existing resort: Muscat Bay’s hotel, private beach, lagoon, restaurants, supermarket and pharmacy were already open when the first apartments were sold.

The cluster is a group of low-rise buildings with studios, one-, two- and three-bedroom apartments and lofts. Residents share an infinity pool, an outdoor fitness zone, a barbecue area, a running track, a children’s play area, a Zen garden, a padel court and a multipurpose sports court, and the hiking trails behind the bay start at the cluster. Oman Realty lists the two-bedroom apartment of 129 m² with a maid’s room, three bathrooms, a terrace and a garden view at USD 364,000 (OMR 140,000); payment is on an 80/20 construction-linked plan, with the handover date confirmed on request. Muscat Bay is an Integrated Tourism Complex: any nationality owns outright, may apply for an Omani residence visa, pays no income or capital-gains tax and can rent the apartment out next to a five-star hotel.
