Mandarin Oriental Residences
Mandarin Oriental Residences Muscat by Eagle Hills are branded homes on the Shatti Al Qurum beachfront, served by the Mandarin…

Shatti Al Qurum is the seafront quarter in the middle of Muscat: a long sandy beach along the Gulf of Oman, the embassy district behind it, cafés and restaurants on the beach road, the city's established hotels and the Royal Opera House Muscat a few minutes away. Residents of the capital come here for the beach and the evening walk along the shore; the airport is about 20 minutes by car and Qurum's shopping centres about ten.<br />
The district itself is an ordinary Muscat neighbourhood, so foreign ownership here runs through designated projects rather than the whole area. On the beachfront, Eagle Hills Muscat – a joint venture of Eagle Hills Abu Dhabi and Izz International – has built the Mandarin Oriental hotel with the Mandarin Oriental Residences beside it, managed by the Mandarin Oriental Hotel Group. The residences have been approved as an Integrated Tourism Complex, which opens them to buyers of any nationality with freehold title and the right to apply for an Omani residence visa. Oman Realty sells them at the developer's prices, from $447,000 (171,964 OMR) for a one-bedroom apartment.
Shatti Al Qurum runs along the beach between the Qurum headland and the diplomatic quarter. The beach road is lined with cafés, restaurants and the hotels that Muscat has used for decades; behind it are the embassies, villas of the diplomatic district and, a short drive away, the Royal Opera House Muscat and the ministries. It is one of the few places in the capital where a home stands directly on the city’s beach rather than in a resort an hour away. The airport is about 20 minutes, Old Muscat and Muttrah about the same in the other direction.
The only new-build homes open to foreign buyers in the district are the Mandarin Oriental Residences, built by Eagle Hills Muscat beside the Mandarin Oriental hotel and run by the hotel’s operator. The range goes from one-bedroom apartments of 70 m² to two-bedroom apartments of 132–136 m², three-bedroom apartments of 185–189 m² and four-bedroom penthouses of 293–298 m². Residents have a private beach, an infinity pool, a kids’ pool, a spa, a gym, a lounge and the hotel’s restaurants, with concierge and housekeeping on request.
Shatti Al Qurum as a whole is not an Integrated Tourism Complex: ordinary houses and apartments in the district are sold under Oman’s standard rules, which limit foreign ownership. The Mandarin Oriental Residences were approved as an ITC project in their own right, so within the residences a buyer of any nationality registers freehold title and becomes eligible for an Omani residence visa for the period of ownership. We state this for the residences only; for any other property in the district we check the title status before quoting it.
The typical buyer is someone who needs to be in the city – diplomats, executives, families with children in Muscat schools – and wants the beach without the commute from a resort. Investors buy the one- and two-bedroom apartments for the corporate and diplomatic rental market, which pays for a central address with hotel service. Letting is allowed short- and long-term, and the hotel brand on the door supports both rent and resale.
Oman Realty lists the Mandarin Oriental Residences Muscat at the developer’s prices: one-bedroom apartments from $447,000 (171,964 OMR), with two-, three-bedroom apartments and four-bedroom penthouses priced on request. Payment terms are set in the developer’s sales agreement; ask us for the current schedule and availability.

Only in designated projects. The district is not an ITC as a whole, but the Mandarin Oriental Residences have ITC approval, so a buyer of any nationality can own an apartment or penthouse there with freehold title.
Yes. As an ITC project, ownership there makes the owner eligible for an Omani residence visa for the period of ownership; the application follows registration of the title.
