About the developer

Muriya Tourism Development – the Orascom–OMRAN builder of Jebel Sifah and Hawana Salalah

Orascom Development Holding × OMRAN Group · Jebel Sifah · Hawana Salalah · USD 750M+ invested
Jebel Sifah – 45 min south-east of Muscat Hawana Salalah – Dhofar, on the Arabian Sea Marina Apartments · Golf Lake · Raya · Solaris · Olive Farms · Amazi · Riviera

Muriya is the joint venture of Orascom Development Holding, the Egyptian town builder behind El Gouna and Andermatt, and OMRAN Group, the executive arm of the Omani government for tourism development. No private company has put more into Omani tourism real estate: more than USD 750 million invested and 1,200 hotel rooms across its two Integrated Tourism Complexes, Jebel Sifah on the coast 45 minutes south-east of Muscat and Hawana Salalah on the Arabian Sea in Dhofar. Both are operating resorts with marinas, hotels, beaches and residents, not just master plans.
Muriya sells its residential releases directly on construction-linked plans — Riviera Residences and Raya on 10/90, The Beachfront on 10/80/10, Amazi on 10/82/8 — and keeps running the destinations after handover: property management, rentals, the marinas, the golf course and the beach clubs are all operated by the developer. As ITCs, both resorts give owners of any nationality freehold title and the right to apply for an Omani residence visa for themselves and their immediate family.

Orascom track record The group that built El Gouna in Egypt and Andermatt in Switzerland, in partnership with the Omani state.
Operating resorts Two marinas, a golf course, five hotels in Salalah and a boutique hotel in Sifah are open and run by Muriya.
Construction-linked plans 10% on booking and the balance by milestones, signed directly with the developer.

Beach villas in Oman's monsoon-season capital

Amazi is built as a resort within the resort: villas from one to four bedrooms around a private beach and an infinity pool, a clubhouse with spa and gym, and a yoga deck facing the Arabian Sea. One-bedroom villas of 58 m² make a compact holiday home; the 243 m² four-bedroom villas are full family houses.

Salalah’s khareef season fills the coast with visitors every summer, and Hawana’s hotels, marina and water park are already operating — which is what makes short-term rental here a real market rather than a projection.

Hawana Salalah is

Oman's largest resort community, on the Dhofar coast

Hawana Salalah is an Integrated Tourism Complex by Muriya in Salalah, southern Oman. The community combines a marina, lagoons, several kilometres of beach and a cluster of hotels — among them Salalah Rotana Resort, Fanar Hotel & Residences and Juweira Boutique Hotel — with restaurants, a souk and a water park.

Salalah has a climate of its own: during the khareef monsoon season (June–September) the hills turn green and the city becomes the busiest holiday destination in the Gulf, which supports short-term rental demand. Owners in an ITC hold freehold title and can apply for an Omani residence visa.
