Diamond Developers – the SEE Holding company behind The Sustainable City, from Dubai to Yiti

  • Sustainable District · The Plaza · The Arc
  • Dubai · Sharjah · Abu Dhabi (Yas Island)

Diamond Developers is the development company of SEE Holding, the Dubai group whose businesses also include The Sustainable City brand, the waste company Tadweer and City Solar. Its model was proved at The Sustainable City in Dubai Land, the first operating sustainable community in the Middle East, handed over in 2016 on 5 million sq ft: solar roofs, car-free residential clusters, biodomes and farms, all wastewater reused for irrigation and no service charges for owners. The same blueprint now runs in Sharjah and on Yas Island in Abu Dhabi.<br />
In Oman the company develops The Sustainable City – Yiti with OMRAN Group, the national tourism developer, through their joint-venture vehicle, the Sustainable Development and Investment Company: 86 hectares on the bay of Yiti, 30 km from central Muscat, with 300-plus villas, 1,000-plus apartments at The Plaza and the 132 Nikki Beach residences of The Arc, planned to reach net-zero emissions by 2040. Yiti is an Integrated Tourism Complex, so buyers of any nationality take freehold title and can apply for an Omani residence visa; Shari'ah-compliant financing is available through Bank Nizwa.

A working modelThe Dubai community has been lived in since 2016; Sharjah and Abu Dhabi follow the same blueprint.
Net-zero by 2040Yiti targets net-zero emissions with up to 100% renewable energy, full water recycling and electric-only mobility.
Government partnerOMRAN Group, Oman's national tourism developer, is the joint-venture partner in Yiti.

From Dubai to the Oman coast

The Sustainable City in Dubai Land was Diamond Developers’ proof of concept: a 5 million sq ft community handed over in 2016 where homes carry solar panels, residential clusters are car-free, eleven biodomes and community gardens grow food, all wastewater is treated for irrigation and owners pay no service charges. The developer quotes electricity savings of up to 60% and a landfill diversion rate above 89% for the Dubai community, which also houses a school, a nursery, the Sanad Village autism centre and the SEE Institute for sustainability research. Second and third communities followed in Sharjah and on Yas Island in Abu Dhabi, and SEE Holding, the parent group, is working with the World Bank’s IFC on taking the model to other emerging markets.

What is being built at Yiti

The Sustainable City – Yiti is phase one of the Yiti Integrated Tourism Development master plan: 86 hectares on a north-facing bay south of Muscat, with Al Bustan Palace about ten minutes away, Mutrah twenty and the airport roughly an hour. It is one master plan with three neighbourhoods. The Sustainable District holds 300-plus Courtyard and Garden villas with three and four bedrooms in the West and East districts, sold with zero annual service fees. The Plaza is the mixed-use centre: 1,000-plus studio to three-bedroom apartments above some seventy shops, cafés and offices, with handover confirmed for December 2027 and no service charge for the first five years. The Arc is the beachfront address: 132 Nikki Beach branded residences in a curved building on the eastern headland with a resident-only marina inside the curve. Around them sit a K-12 school and nursery, clinics and a wellness centre, a sports complex, a mosque, the Festival Park, an equestrian centre, the Sanad autism centre, a four-star hotel and the five-star Nikki Beach Resort, all linked by a pedestrian green spine and jogging, cycling and e-buggy tracks.

Delivery and partners

The project is delivered by the Sustainable Development and Investment Company, the joint-venture vehicle of Diamond Developers and OMRAN Group. The master plan is by Kettle Collective, infrastructure works were carried out by Galfar, and the site has passed 25 million working hours without a lost-time injury. The developer reports 78.65% Omani-sourced materials, 58-plus Omani SMEs engaged and 1,800-plus jobs supported by the build, with the project delivered as part of Oman Vision 2040; it won Best Sustainable Project and Best Sustainable Development at the 10th Dossier Construction Awards. Phase one is sold out and phase two is selling; 55% of first-phase buyers were Omani nationals, the rest came from the GCC, the UK and Europe and the CIS.
