Jinan Island
Jinan Island is a villa island inside Al Mouj Muscat, the capital’s marina-and-golf community next to the airport. The release…

Majid Al Futtaim is a Dubai-based group founded in 1992 and known across the Middle East for its shopping malls, led by Mall of the Emirates, its Carrefour franchise and its leisure brands. In Oman its property arm is the development manager of Al Mouj Muscat, the oceanfront Integrated Tourism Complex next to Muscat International Airport that it co-owns with OMRAN, the government's tourism developer, and Tanmia.<br />
Al Mouj is the capital's largest lived-in community: more than 19,000 residents of 94 nationalities in over 8,000 homes, a 400-berth marina, the Greg Norman–designed Al Mouj Golf, seven hotels, an international school and 90-plus shops and restaurants. Oman Realty presents the Jinan Island villa release there; as an ITC, Al Mouj gives owners of any nationality freehold title and the right to apply for an Omani residence visa for themselves and first-degree relatives.
Majid Al Futtaim was set up in Dubai in 1992 by the businessman of the same name and grew into one of the region’s largest private groups: shopping and leisure destinations such as Mall of the Emirates, the Carrefour hypermarket franchise in the Middle East and beyond, cinemas, hotels and residential communities. In Oman it is best known as the private partner in Al Mouj Muscat, where Majid Al Futtaim Properties manages the development on behalf of the joint venture with OMRAN and Tanmia.
Al Mouj runs along six kilometres of coast in four districts — Marsa around the marina, Ghadeer by the lake, Shatti along the beach and the Golf District around the 18-hole course — with 56 parks, a 4 km cycling trail and a 23 km pedestrian path between them. Jinan Island is the top end of the community: five- and six-bedroom waterfront villas of 455 to 907 m² on an island with its own marina, a short walk from Al Mouj Golf and the marina walk; prices are released per villa on request. Buying in Al Mouj means an ITC freehold title for any nationality, residence-visa eligibility for the owner and first-degree relatives, no income or capital-gains tax, and a liquid resale and rental market in an operating community.
