Al Mouj Muscat – marina and golf town on the coast, ten minutes from the airport

Al Mouj Muscat SAOC (OMRAN · Majid Al Futtaim · Tanmia) · ITC: freehold for any nationality + residence visa · 10 min to Muscat International Airport
  • Muscat International Airport ~10 min
  • Muscat City Centre / Mall of Oman 10–15 min
  • International schools, Sultan Qaboos University ~15 min
  • Royal Opera House Muscat ~20 min

Al Mouj Muscat occupies six kilometres of shoreline in the north-west of the capital, directly beside Muscat International Airport. It has been built since 2006 by Al Mouj Muscat SAOC, a joint venture of the state tourism developer OMRAN with Majid Al Futtaim and Tanmia, and it is Oman's largest Integrated Tourism Complex. Today more than 19,000 people of 94 nationalities live here in over 8,000 homes, with a 400-berth marina, an 18-hole Greg Norman course, four open hotels (seven planned in total), a community beach, an international school and about ninety shops and restaurants along Al Mouj Walk.<br />
Because the whole area is an ITC, a buyer of any nationality receives a freehold title deed and may obtain an Omani residence visa, which also covers first-degree relatives. New homes are still released district by district – Azura Beach Residences (Marsa District) and the Bellevue apartments are the current launches we offer – alongside completed stock such as the St. Regis-branded residences next to the golf course.

A town that already worksMarina, golf, hotels, school, mosque, shops and 56 parks are open – nothing here depends on a future phase.
Freehold plus residencyITC status gives owners of any nationality a title deed and the right to apply for an Omani residence visa, extended to first-degree relatives.

Four districts along the sea

The community is organised as four districts. The Marsa District around the marina is the busiest part: the promenade with its restaurants, the Mysk hotel, the community hub with the mosque and the beach where Azura Beach Residences I–IV stand between the sea and the marina basin. The Ghadeer District is built around a lake and parks and is where most of the villas and townhouses for families are. The Shatti District follows Al Mouj Beach, and the Golf District wraps the championship course and the Golf Business Park, which is also the community’s office quarter. Across the districts the housing stock runs from one-bedroom apartments to townhouses, garden villas and large mansions.

Daily life

Al Mouj works as a self-contained town rather than a gated estate: residents shop and eat on Al Mouj Walk, children attend the international school and nursery inside the community, and the 23 kilometres of footpaths and 4 kilometres of cycling trail connect 56 parks, the beach and the marina. The marina takes yachts and superyachts and is the base for boat trips and water sports; the golf course hosts tournaments and has an academy. Visitors come in large numbers – the developer counts around four million a year – which keeps the restaurants and shops in business all year.

Ownership and residency

Al Mouj Muscat is an Integrated Tourism Complex, the legal form under which non-Omanis may own property in Oman outright. The buyer receives a freehold title deed in their own name and may apply for an Omani residence visa, which the developer extends to first-degree relatives of the owner. Oman charges neither personal income tax nor capital-gains tax, and both long-term and short-term letting are permitted.

What we sell here

The current off-plan release is Azura Beach Residences III and IV in the Marsa District: one- to three-bedroom apartments of 70–168 m² facing the sea or the marina, and four-bedroom beach chalets of 305 m² with private pools, from $179,400 (69,000 OMR + VAT) on a 5% / 5% / milestone plan. Bellevue offers one- and two-bedroom apartments of 87–166 m² from $337,740 (129,900 OMR). For buyers who want a finished home, The Residences at The St. Regis Al Mouj Muscat are completed and handed over, with hotel services and prices on request; Jinan Island villas of five and six bedrooms are also available on request.

Who buys and who rents

The resident mix of 94 nationalities says most about the tenant base: it is typically drawn from the airport next door, from companies in the Golf Business Park and Muscat’s western business districts, and from families attached to the school. Owners who do not live in Oman typically let furnished apartments on long leases or through the hotels’ and local operators’ short-stay channels; a ready, lived-in community with twenty years of handovers means resale and rental are liquid rather than theoretical.

Al Mouj Muscat: frequently asked questions

Can foreigners buy property in Al Mouj Muscat?

Yes. Al Mouj is an Integrated Tourism Complex, so a buyer of any nationality receives a freehold title deed registered in their own name.

Does a purchase give a residence visa?

Owners of freehold property in Al Mouj can apply for an Omani residence visa; the developer states that it extends to the owner's first-degree relatives. We confirm the current procedure for each purchase.

What is the entry price?

The cheapest new homes we offer are the one-bedroom apartments in Azura Beach Residences III and IV from $179,400 (69,000 OMR + VAT). Bellevue one-bedroom apartments start at $337,740 (129,900 OMR); St. Regis residences and Jinan Island villas are priced on request.

Is everything off-plan?

No. Azura III and IV and Bellevue are under construction and sold on construction-linked plans (Azura: 5% on signing, 5% after three months, the balance by milestones). The Residences at The St. Regis Al Mouj Muscat are completed and ready to move in.

Can I rent my apartment out?

Yes, both long-term and short-term letting are allowed in Al Mouj. Service charges are set per building by the developer and are confirmed before you sign; Oman levies no income tax on rent.
