Developers in Oman

This page lists every developer whose homes Oman Realty sells, in three groups. The state comes first: OMRAN Group, the government’s tourism developer, master-develops Muscat Bay, holds a stake in Al Mouj Muscat and partners Muriya, AIDA and The Sustainable City in Yiti, while the Ministry of Housing and Urban Planning builds Sultan Haitham City. Then the international names: DarGlobal, Diamond Developers, Majid Al Futtaim, Eagle Hills, Alfardan, Mira Developments and the Orascom joint venture Muriya. Then Omani builders inside those master plans: Sarooj Development, Wujha and Zen Development.

Every card carries the developer’s own list price and payment plan: you sign the developer’s agreement and your instalments go to the project escrow account. Ownership also brings the residency route of the location. In the Integrated Tourism Complexes the title itself gives an owner of any nationality the right to an Omani residence visa; in Sultan Haitham City and the developer-freehold projects residency runs through the state investor residency programme.

Developers in Oman: frequently asked questions

Can I get an Oman residence visa by buying property?

Yes, by two routes. In the Integrated Tourism Complexes – Al Mouj Muscat, Muscat Bay, Yiti, AIDA, Jebel Sifah and Hawana Salalah – an owner of any nationality may apply for a residence visa for themselves and their immediate family for as long as they hold the title; the developer’s sales office assists with the application after the title is registered. Outside the ITCs – Sultan Haitham City and the developer-freehold projects in Muscat West and Salalah – residency goes through the government’s investor residency programme, which sets minimum property values to confirm at the time of purchase.

Which developers are state-backed?

OMRAN Group, the Omani government’s tourism developer, master-develops Muscat Bay, co-owns Al Mouj Muscat with Majid Al Futtaim and Tanmia, and is the partner in Muriya (with Orascom), AIDA (with DarGlobal) and The Sustainable City – Yiti (with Diamond Developers). Sultan Haitham City is built by the Ministry of Housing and Urban Planning with licensed Omani developers.

Which developers are international, and which are Omani?

International: DarGlobal (Dar Al Arkan group, listed in London), Diamond Developers and Majid Al Futtaim (Dubai), Eagle Hills (Abu Dhabi), Alfardan International (Qatar), Mira Developments (UAE) and Muriya (Orascom Development with OMRAN). Omani: Sarooj Development, Wujha and Zen Development and Investment, each building inside a larger master plan.

How are my payments protected when I buy off-plan?

Instalments on off-plan homes are paid into a bank-managed escrow account opened for the project and released to the developer against construction stages. The escrow arrangement of each project is set out before you sign. The schedule, the handover date and the registration fee are fixed in the developer’s sales agreement.

Which developers sell completed homes rather than off-plan?

Alfardan International sells the completed Residences at The St. Regis Al Mouj Muscat; OMRAN’s Muscat Bay company sells finished Bay Residences apartments, Zaha and Nameer villas and the Sky Garden penthouse; Eagle Hills Muscat sells the built Mandarin Oriental Residences on Qurum beach. Every other developer on this page currently sells on construction-linked plans.
