DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
Two to five bedrooms on the water or on the cliff
The collection splits into two settings: villas on the beach itself and villas on the cliff edge, roughly 130 metres above the Gulf of Oman. Layouts run from two to five bedrooms. Each house has a wide terrace, bedrooms with their own bathrooms and two kitchens; finishes include marble, porcelain and rare woods. Floor areas are confirmed per plot, so ask us for the current plans and the price list.
AIDA covers 4.5 million m² and is built around an 18-hole course run by the Trump Organization, with hotels, shops and residential districts across the site. Muscat International Airport is 35 minutes by car and Old Muscat 20. Payment follows the developer’s 80/20 plan: 10% on booking, then seven instalments of 10% at six-month intervals, and 20% on handover; a 3% registration fee is due at transfer. Instalments go to the project’s escrow account, and our prices are the developer’s, with no brokerage fee.

Beach and cliff
Aida Oceana Villas in detail

130 metres above the sea
The cliff section of AIDA sits about 130 metres above the Gulf of Oman. Walking trails run along the cliffs and down through the valleys, and the sea view from the villas is unobstructed.

Beachfront homes with infinity pools
The villas on the beach line come with infinity pools facing the water, generous floor plans and direct access to the sand.

Hotels next door
The Ritz Carlton and the Shangri-La Resort operate near AIDA, which puts restaurants and hotel services a few minutes from home.

Golf at Trump International
Owners can play at Trump International Golf Club Oman, the 18-hole course at the centre of AIDA, operated by the Trump Organization.

Developer instalments and a visa
The 80/20 plan carries no interest and is paid into the developer's escrow account. Ownership brings a renewable residence visa for 5 or 10 years, and Oman charges no income tax on rent.

Access by road
AIDA sits by the main highway south of the capital: 20 minutes to Old Muscat and 35 to the international airport, so the city is close without being at the door.
Why invest in Aida Oceana Villas
Scarce beachfront supply
Plots on the water are the rarest product in AIDA, and the Muscat coast is still an early-stage market. We set out the facts and leave return forecasts aside.
Resale before handover
DarGlobal allows an owner to assign the contract once 40% of the price has been paid, so a villa can be sold on while construction is still under way.
Residency, no property tax
After the first instalment the buyer can open an Omani bank account and receives a multi-entry visa; on title transfer this becomes a renewable residence visa for 5 or 10 years. Oman has no annual property tax.

Frequently Asked Questions
Which taxes and fees does a buyer pay?
Oman has no annual property tax, no personal income tax and no capital-gains tax, so rental income and any resale profit stay with the owner. The one state charge is a 3% registration fee, paid when title is transferred at handover.
How can I pay for a villa in Aida Oceana Villas?
By bank transfer to the project's escrow account, by card through the developer's payment link, by manager's cheque or in digital currency; cash is accepted up to 4,000 OMR. Every payment goes to DarGlobal itself, never through an agent.
Is my money protected during construction?
Yes. Payments are held in a bank-managed escrow account for the project and released to the developer only against construction milestones, as Omani regulation requires. You do not need an Omani bank account to buy; the developer completes the formalities.
Do I need a lawyer to check the contract?
Not necessarily. Developers in Oman sell on a standard sale and purchase agreement whose form is fixed and not open to amendment. You can still have a lawyer read it; we send the full contract before signing.
