Muriya Tourism Development – the Orascom–OMRAN builder of Jebel Sifah and Hawana Salalah
Muriya is the joint venture of Orascom Development Holding, the Egyptian town builder behind El Gouna and Andermatt, and OMRAN Group, the executive arm of the Omani government for tourism development. No private company has put more into Omani tourism real estate: more than USD 750 million invested and 1,200 hotel rooms across its two Integrated Tourism Complexes, Jebel Sifah on the coast 45 minutes south-east of Muscat and Hawana Salalah on the Arabian Sea in Dhofar. Both are operating resorts with marinas, hotels, beaches and residents, not just master plans.
Muriya sells its residential releases directly on construction-linked plans — Riviera Residences and Raya on 10/90, The Beachfront on 10/80/10, Amazi on 10/82/8 — and keeps running the destinations after handover: property management, rentals, the marinas, the golf course and the beach clubs are all operated by the developer. As ITCs, both resorts give owners of any nationality freehold title and the right to apply for an Omani residence visa for themselves and their immediate family.
Built, on the water, ready for the keys
Every apartment looks over the marina or the sea, with the Hajar mountains behind. One-bedroom apartments are 110–152 m² in total, with terraces of 17–21 m²; two-bedroom apartments are 128–213 m², some with roof terraces of 99–138 m² or gardens of about 50 m²; three-bedroom apartments are 215–268 m², most with roof terraces of 131–197 m². Areas are gross and differ from unit to unit.
Interiors are open-plan, with panoramic windows in every bedroom, granite worktops, ceramic floors, fitted appliances and en-suite bathrooms.
The buildings are finished, so there is no construction risk and no wait: the home can be lived in or let as soon as the title is registered. Wateera, the resort’s property management company, runs short and long lets.

Which apartments are available?
One-bedroom apartments of 110–152 m², two-bedroom of 128–213 m² and three-bedroom of 215–268 m², all with terraces; some have a ground-floor garden or a roof terrace. Free units change often, so ask us for the current list.

Can buying here give a Golden Residency?
As of the publication date, Oman's 10-year Golden Residency through property needs a completed home with a title deed in an ITC worth at least OMR 200,000. Two- and three-bedroom apartments here are listed at that level or above; a one-bedroom alone is not enough. We check the current rules before you buy.
Can foreigners buy property here?

What taxes and fees apply?
As of the publication date, VAT of 5% applies to the first sale from the developer and a registration fee of 3% is paid at handover; there is no capital-gains tax on resale and no annual property tax. A personal income tax law has been adopted and takes effect on 1 January 2028; as of the publication date there is no such tax.
Can I rent the property out?
Yes, both short- and long-term rental are allowed. We do not promise specific yields — ask us for a scenario based on current market data.
