DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
Apartments 130 metres above the sea on a 3.5-year plan
The Great Escape 2 is made up of two buildings, one of seven floors and one of nine, set among AIDA, Yiti and Yenkit on the coast south of Muscat. One-bedroom apartments measure 62–90 m² and start at $274,248, two-bedrooms 92–133 m² from $381,550, and the three-bedroom layout of 169 m² from $669,903. Apartments are finished, with a built-in kitchen and appliances; the estimated service charge is 12 OMR per m² per year. Residents have an infinity pool at the cliff edge, a gym and 24/7 security, plus the 18-hole golf course, hotels and retail of the wider community.
Payments run over 3.5 years: 20% on booking, six instalments of 10% every six months from month 9 to month 39 after booking, and 20% plus the 3% registration fee at handover in September 2028. Money goes to the project’s escrow account, and the prices are the developer’s own, with no brokerage fee.
Community & amenities
AIDA is
A golf and hotel community on the cliffs of Yiti
AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. At its centre is the 18-hole Trump International Golf Club Oman, run by the Trump Organization; around it are hotels, among them the Trump International Hotel and Nickelodeon Hotels & Resorts AIDA Oman, retail areas and residential districts of villas, townhouses and apartments. The beach and the coastline are part of the community.
Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. We sell every AIDA release at the developer’s prices, with no brokerage fee.
Inside the project
The Great Escape 2 in detail

Living at 130 metres
The apartments and garden homes stand on the AIDA plateau 130 metres above the Gulf of Oman, so the sea view comes from altitude rather than from the beach line.

Infinity pool at the cliff edge
The residents' pool is set on the edge of the plateau; the view from the water takes in the golf course and the coast.

Gym on site
A fully equipped gym inside the development, so training does not require leaving the community.

1.8 million m² of golf with club access
A purchase includes complimentary membership of Trump International Golf Club Oman, whose grounds cover 1.8 million m² beside the buildings.

24/7 security
Access to the buildings and to the AIDA community is controlled around the clock by a dedicated security team.

Views in three directions
Windows frame AIDA itself, the golf course and the Muscat shoreline; large glazing is part of the design, not an upgrade.
Why invest in The Great Escape 2
Off-plan entry from $274,248
You buy at the developer's current price during construction; at completion the asset is a finished apartment on the AIDA plateau, inside a golf and hotel community by the sea.
Resale before handover
DarGlobal allows an off-plan apartment to be resold once 40% of the price is paid, ahead of the September 2028 handover.
Residence visa, no property tax
After the first payment the buyer can open a bank account and receive a multi-entry visa; once title is transferred, a renewable residence visa for 5 or 10 years follows. Oman has no annual property tax.

Frequently Asked Questions
Which taxes and fees apply to a purchase in The Great Escape 2?
The developer's price on a first sale carries 5% VAT, and at handover the buyer pays a one-off registration fee of 3% of the price. Oman has no personal income tax and no capital-gains tax, so the profit from a later resale stays with the owner.
How are payments made?
DarGlobal accepts bank transfers, card payments through a secure link, manager's cheques, digital currencies and cash up to 4,000 OMR. Payments go straight to the developer; no money passes through us or any other intermediary.
Where is my money held during construction?
Each instalment is paid into the project's escrow account at a bank, and the developer draws on it only against completed construction stages. You do not need an Omani bank account to pay; the developer handles the formalities on the buyer's side.
Do I need a lawyer to sign?
Not necessarily. Omani developers use a standardised sale and purchase agreement whose wording is fixed, so there is nothing to negotiate in the text. You can still show it to your own lawyer; we send the full contract before signing.
