Al Mouj Muscat – master developer of the capital's oceanfront community
Al Mouj Muscat SAOC is the master developer of the Integrated Tourism Complex of the same name: 6 km of coast next to Muscat International Airport, planned and built since 2006 by a public-private joint venture of OMRAN (the government's tourism developer), Majid Al Futtaim and Tanmia. The community is lived-in rather than promised: more than 19,000 residents of 94 nationalities in 8,000-plus homes, a 400-berth marina, the Greg Norman–designed Al Mouj Golf, seven hotels (four open), an international school, 90-plus shops and restaurants and 56 parks.
New homes are released district by district – Bellevue, Juman, the Azura Beach Residences in the Marsa District – and sold directly on construction-linked plans with instalments to the project escrow account. As an ITC, Al Mouj gives owners of any nationality freehold title and the right to an Omani residence visa for themselves and first-degree relatives.
A family-size three-bedroom between the beach and the marina of Al Mouj
Azura III is the beach phase of the Marsa District: an apartment block of ground plus ten floors standing behind the final row of beach chalets, between the community beach and Al Mouj Marina. The building faces both ways, so apartments look either over the sea and the sand or over the marina and its promenade. Residents have an infinity pool above the beach, a kids’ pool, a gym, an indoor kids’ room and two lounges on the podium.
The three-bedroom comes in two plans of 166 m² each. The first has a living and dining room of 5 by 7.6 m opening onto an L-shaped balcony, a separate kitchen, a master bedroom with en-suite, two bedrooms sharing a bathroom and a powder room. The second sits on the angle of the building: the same rooms arranged around a diagonal living space with a terrace 9 m long. Payment: 5% at signing, 5% three months later and the balance against construction milestones; price and handover date on request.
