DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
Two-storey townhouses on the golf course cliff
Halo Villas are duplex townhouses with two bedrooms, set on the cliff of AIDA beside the golf course and above the Gulf of Oman. Each house is laid out over two levels with a contemporary finish; the kitchen is built in, appliances are not included. Owners have the Trump International Golf Club Oman inside the community, the beach 8 minutes away and the Trump International Hotel with its restaurants, cafés and plazas close by. The developer estimates the service charge at 4 OMR per m² per year.
The payment plan is 80/20: 20% on booking, then 1.5% of the price every month for 40 months during construction (60% in total), and 20% on handover in Q4 2029, plus a 3% registration fee. No mortgage is needed to follow the schedule, and instalments go to the developer’s escrow account. We sell at DarGlobal prices with no brokerage fee, and the townhouses are Airbnb-friendly.

AIDA is a master-planned community by DarGlobal on the coast at Yiti, Muscat, covering 4.5 million square metres. The site sits on a cliff 130 metres above the Gulf of Oman. At its centre is the 18-hole Trump International Golf Club Oman, run by the Trump Organization; around it are hotels, among them the Trump International Hotel and Nickelodeon Hotels & Resorts AIDA Oman, retail areas and residential districts of villas, townhouses and apartments. The beach and the coastline are part of the community.
Old Muscat is 20 minutes by car and Muscat International Airport 35 minutes. AIDA holds Integrated Tourism Complex (ITC) status, which means buyers of any nationality take freehold title and may apply for an Omani residence visa. Frequently Asked Questions
Which taxes and fees apply to the purchase?
The first sale from the developer carries 5% VAT, and a registration fee of 3% of the price is paid at handover. Oman has no personal income tax and no capital-gains tax, so rental income and any resale profit stay with the owner.
What payment methods does the developer accept?
Bank transfer, card payment through a link from the developer, manager's cheque, digital currencies and cash up to 4,000 OMR. Every payment is made to DarGlobal directly, with no intermediary in between.
How are my payments protected?
Instalments go to a bank-managed escrow account opened for the project and are released to the developer against construction milestones, with the final 20% for Halo Villas due at handover in Q4 2029. You do not need a local bank account to buy, and the developer completes the formalities for you.
Do I need a lawyer to sign the contract?
Not necessarily. Omani developers use a standard sale and purchase agreement whose wording is fixed and cannot be changed by either side, and we send you the full text before signing. You may still have your own lawyer read it.
