DarGlobal – the London-listed developer behind AIDA in Yiti
DarGlobal is the international arm of Dar Al Arkan, the listed Saudi developer, and its own shares have traded on the London Stock Exchange since 2023. It builds branded homes with Trump, Marriott, Nickelodeon and Fendi Casa in Dubai, London, Madrid, Marbella, Bodrum and Oman. Its Omani project is AIDA, a joint venture with OMRAN Group, the government's tourism developer, on a plateau about 130 metres above the Gulf of Oman at Yiti, twenty minutes from Old Muscat and thirty-five from the airport.
AIDA is arranged around the 18-hole Trump International Golf Club Oman and the Trump International Hotel, with Marriott Residences, Nickelodeon Residences and villa clusters on the cliff and down by the beach. DarGlobal sells on interest-free instalment plans paid into the project escrow account, allows resale once 40% of the price is paid and, because AIDA is an Integrated Tourism Complex, registers freehold title for buyers of any nationality together with the right to an Omani residence visa.
The first keys in AIDA — a one-bedroom above the pool and the fairways
The Great Escape is the cluster DarGlobal hands over first in AIDA: curved low-rise blocks set on the cliff above the golf course in Yiti, with a shared pool terrace between them and the sea beyond. The apartment is a one-bedroom of 59.9 m², of which 44 m² is internal space and almost 16 m² a wrap-around balcony reached from both the living room and the bedroom. The living and dining area runs into an open kitchen delivered with appliances; the bedroom has built-in wardrobes, and a single bathroom serves the flat. Windows look over the pool and the fairways rather than a road.
The building is under construction with completion scheduled for September 2027, so the buyer receives a new unit in the first finished part of the resort while the rest of the community is still being built around it. DarGlobal sells on flexible instalments at $241,800 (93,000 OMR); ask us for the current schedule.
Community & amenities
Yiti is
Muscat's new coastal district, 25 minutes from the capital
Yiti is a bay south of Muscat where several master-planned communities are rising at once: The Sustainable City – Yiti, the AIDA hillside project and the Yiti beachfront. The area keeps the feel of a mountain coast — beaches, wadis and hiking trails — while staying within half an hour of the city.
Yiti’s developments are Integrated Tourism Complexes: owners of any nationality hold freehold title and can apply for an Omani residence visa.

When is handover?
The building is under construction; the developer estimates completion in September 2027, the first handover phase in AIDA.

Yes. Yiti is an Integrated Tourism Complex (ITC), where citizens of any country can buy freehold property in their own name and apply for an Omani residence visa tied to the ownership.

VAT of 5% applies to the first sale from the developer; a registration fee of 3% is paid at handover. Oman has no personal income tax, no capital-gains tax on resale and no annual property tax.

Yes, both short- and long-term rental are allowed. We do not promise specific yields — ask us for a scenario based on current market data.
How are my payments protected?
Instalments go directly to the developer's project escrow account, released to the developer against construction milestones — never through an agent. We check the escrow arrangement for every project before you sign.
