Al Mouj Muscat – master developer of the capital's oceanfront community
Al Mouj Muscat SAOC is the master developer of the Integrated Tourism Complex of the same name: 6 km of coast next to Muscat International Airport, planned and built since 2006 by a public-private joint venture of OMRAN (the government's tourism developer), Majid Al Futtaim and Tanmia. The community is lived-in rather than promised: more than 19,000 residents of 94 nationalities in 8,000-plus homes, a 400-berth marina, the Greg Norman–designed Al Mouj Golf, seven hotels (four open), an international school, 90-plus shops and restaurants and 56 parks.
New homes are released district by district – Bellevue, Juman, the Azura Beach Residences in the Marsa District – and sold directly on construction-linked plans with instalments to the project escrow account. As an ITC, Al Mouj gives owners of any nationality freehold title and the right to an Omani residence visa for themselves and first-degree relatives.
Two bedrooms on the Marsa waterfront — four plans from 136 to 145 m²
Azura IV stands in the Marsa District of Al Mouj Muscat with the community beach on one side and the marina promenade on the other; the apartment block rises eleven residential floors above the ground floor and every flat faces either the sea or the marina. The two-bedroom comes in four layouts from 136 to 145 m², and the smallest shows the idea: a 32 m² living and dining room with an open kitchen and island, a balcony more than six metres long, two bedrooms of equal size, a bathroom for each, a guest WC and a laundry nook. The larger plans stretch the balcony to 19 m², and the corner unit adds a bay-shaped living room with an eight-metre terrace.
Residents use the infinity pool, kids’ pool, gym, play areas and lounges of the block, with the beach, marina, golf course and Al Mouj Walk around them. Sold off-plan by the master developer: 5% at signing, 5% after three months, the balance by construction milestones; price and handover on request.
