About the developer

Diamond Developers – the SEE Holding company behind The Sustainable City, from Dubai to Yiti

SEE Holding · The Sustainable City Dubai, lived in since 2016 · Yiti joint venture with OMRAN Group
The Sustainable City – Yiti, Muscat (30 km from the centre) Sustainable District · The Plaza · The Arc Dubai · Sharjah · Abu Dhabi (Yas Island)

Diamond Developers is the development company of SEE Holding, the Dubai group whose businesses also include The Sustainable City brand, the waste company Tadweer and City Solar. Its model was proved at The Sustainable City in Dubai Land, the first operating sustainable community in the Middle East, handed over in 2016 on 5 million sq ft: solar roofs, car-free residential clusters, biodomes and farms, all wastewater reused for irrigation and no service charges for owners. The same blueprint now runs in Sharjah and on Yas Island in Abu Dhabi.
In Oman the company develops The Sustainable City – Yiti with OMRAN Group, the national tourism developer, through their joint-venture vehicle, the Sustainable Development and Investment Company: 86 hectares on the bay of Yiti, 30 km from central Muscat, with 300-plus villas, 1,000-plus apartments at The Plaza and the 132 Nikki Beach residences of The Arc, planned to reach net-zero emissions by 2040. Yiti is an Integrated Tourism Complex, so buyers of any nationality take freehold title and can apply for an Omani residence visa; Shari'ah-compliant financing is available through Bank Nizwa.

A working model The Dubai community has been lived in since 2016; Sharjah and Abu Dhabi follow the same blueprint.
Net-zero by 2040 Yiti targets net-zero emissions with up to 100% renewable energy, full water recycling and electric-only mobility.
Government partner OMRAN Group, Oman's national tourism developer, is the joint-venture partner in Yiti.

Six hundred square metres on one level — the largest residence below the penthouse

Sky Terrace Type 3 is where The Arc stops being an apartment and becomes a single-floor house over the marina: 601–602 m² of interior and a covered terrace of up to 278 m². It is the top of the Sky Terrace line — nearly fifty per cent more floor area than Type 2 at its largest — and only the four-bedroom Penthouse above it is bigger. Four bedrooms on this footprint mean a full-size principal suite, generous secondary bedrooms and living and dining zones that can be kept apart.

The type is produced in the Øria collection only: soft greys, white onyx, full-height glazing with the sea in front and the Hajar mountains behind, a smart-home system and a privacy-planned layout; owners furnish as they choose. Light Nikki Beach branding gives 10–25% discounts at Nikki Beach Resort & Spa Muscat, and the building is fully serviced — concierge and security around the clock, residents’ lounge and pool, EV parking, marina berths with valet. Price and handover date on request.

Yiti is

Muscat's new coastal district, 25 minutes from the capital

Yiti is a bay south of Muscat where several master-planned communities are rising at once: The Sustainable City – Yiti, the AIDA hillside project and the Yiti beachfront. The area keeps the feel of a mountain coast — beaches, wadis and hiking trails — while staying within half an hour of the city.

Yiti’s developments are Integrated Tourism Complexes: owners of any nationality hold freehold title and can apply for an Omani residence visa.

Frequently Asked Questions

Who develops and sells The Arc?

Diamond Developers (SEE Holding) in a joint venture with OMRAN Group; the residences carry the Nikki Beach brand under a services and licence agreement. The sales agreement is signed with the developer.

What exactly is Sky Terrace Type 3?

A single-level four-bedroom residence of 601–602 m² with a covered terrace of up to 278 m², in the Øria collection. Any uncovered terrace area is additional and confirmed per residence.

What is the price and the payment plan?

Not published — send us a message and we will reply with the current price, availability and the payment terms.

What is the construction status and the handover date?

As of July 2026 the frame of the building is up, the marina basin is cut and filled and the breakwater is in place. The handover date is not published yet — it is given on request.

Can foreigners buy property here?

Yes. Yiti is an Integrated Tourism Complex (ITC), where citizens of any country can buy freehold property in their own name and apply for an Omani residence visa tied to the ownership.

What taxes and fees apply?

VAT of 5% applies to the first sale from the developer; a registration fee of 3% is paid at handover. Oman has no personal income tax, no capital-gains tax on resale and no annual property tax.

Can I rent the property out?

Yes, both short- and long-term rental are allowed. We do not promise specific yields — ask us for a scenario based on current market data.

How are my payments protected?

Instalments go directly to the developer's project escrow account, released to the developer against construction milestones — never through an agent. We check the escrow arrangement for every project before you sign.
