A walkable neighbourhood facing Central Park
Car-free paths with jogging and cycling routes link the courtyards, gardens and children’s play areas. The ground floors form a retail promenade with cafés, restaurants, a grocery, a pharmacy, a mini-market and co-working space, and residents have a gym, a spa and swimming pools. Investors can also buy the ground-floor shop units.
On the quieter streets stand three-bedroom townhouses of 215 m² on 200 m² plots and four-bedroom villas of 388 m² on 450 m² plots, each over three levels. Apartments come with porcelain floors, air conditioning, solid-surface marble counters in the bathrooms and water heaters, and the developer offers a furniture package with installation for every layout.
Payment: 5% on booking, 15% a month later and the remaining 80% in 59 monthly instalments, so payments run for five years. Delivery takes three to four years from purchase depending on the building, so the last instalments fall after handover. As of April 2026, foundations were going in for the villas, the townhouses and the first apartment buildings.

Sultan Haitham City is
Oman's new city for 100,000 residents, 25 minutes from the airport
Sultan Haitham City is a new city being built by Oman’s Ministry of Housing and Urban Planning on 14.8 million m² in Seeb, north-west of Muscat, to a master plan by SOM. It is planned for 20,000 homes and about 100,000 residents in nineteen walkable neighbourhoods arranged around a 7.5-kilometre wadi park, with schools, clinics, mosques, retail and 2.9 million m² of public space built in from the start. Solar power, waste-to-energy and water reuse are part of the design, in line with Oman’s net-zero target.
The city is a designated freehold zone: buyers of any nationality hold title in their own name and qualify for residency under Oman’s real-estate residency programme. Sultan Qaboos Road and the Muscat Expressway are five minutes away, the airport about 25 minutes.
